Why should Realtors hire a Photographer

Today almost everyone uses the internet to find homes and the few, who are not, use an internet savvy Realtor©.
An article from NAR  said that 97% of the general public, who are interested in real estate are checking first the internet and all are first looking at the pictures.

And out of the 97%, about 37% become investing in real estate. That result is a lot better than the general ads, open houses and cold calling.
On the internet, as a marketing tool, only images can capture and hold attention.
Some Realtors told me that photography doesn’t sell homes, getting it priced right does.
However, once a home for sale is priced near the correct market value it has to compete with all the other properties in that location, price range and set of features.
Getting buyers to come look at a home in today’s online search market is a matter of standing out from the other hundreds of properties a home for sale is competing with. Photography is the only way to do that.
It is not surprising that strong images play a big part in marketing homes. Images are the center of marketing everything.

The National Association of Realtors said “It’s no secret that pictures help sell listings faster.
But they also add value: Homes that are marketed with superior photos taken with high-quality cameras actually sell for more than houses that are photographed with standard, point-and-shoot cameras.

One good picture is worth more than 1000 words

What is the first thing you do when you start searching for a home online? Scrolling through all the pictures! Well, you’re not alone.

A study by Rismedia shows that listings with more photos sold faster. Listed below is the average number of photos to “Days On Market” (DOM), according to the analysis:
* 1 photo = 70 DOM
* 6 photos = 40 DOM
* 16-19 photos = 36 DOM
* 20 photos max = 32 DOM

The report also found that listed homes with more photographs had a better chance of selling for a higher price than those with a single picture. Despite these findings, only about 12 percent of agents actually post the maximum 25 photos allowed by the MLS.

But the report does not mention the quality of the photographs. Good quality real estate photographs are difficult to achieve and nobody expect from a Real Estate agent to have professional photographic skills. But the Realtor should recognize the difference between good and poor photos.  In many cases, it is the agents themselves who are snapping the pictures and posting them on their MLS. Because of this, it is important that sellers choose an agent who will take professional looking photos or pay for a professional photographer.

Because of the internet the phrase “Location, location, location” will be soon replaced by “Photography, photography, photography” as the new advice when selling.
Everything in the marketing campaign to sell your home relies on the quantity and quality of the pictures. Ask your Buyers which element in any ad is most important for them.
